GL Hearn act as the valuer and property advisor to a Jersey based private property investment company. As part of an on-going strategy review a variety of properties were identified which did not meet the anticipated returns expected by the client. Taking advantage of the buoyant investment markets in January 2010 GL Hearn were instructed to market a retail warehouse investment at Valley Road, Clacton-on-Sea let to CDS (Superstores International) Ltd trading as “The Range” for a further 20 years at an initial rent of £338,400pax.
The property was extensively marketed and after competitive bidding a sale was secured to a private property company at a price of £4.633m (6.9% net).
