	Dairy Crest instructed us to identify and review current and future dilapidations liabilities associated with nine distribution sites they were considering acquiring. The sites were let on long 'Full Repairing and Insuring' leases and Dairy Crest wished to use our findings as a bargaining tool in their negotiations with the Vendor. The age of the properties ranged from late Victorian to those built during the 1990s and each site comprised a series of buildings around a yard used for storage and distribution of milk and other dairy products. The properties were spread geographically and the instruction was resourced from both our London and Manchester offices. Inspections and reports for the entire portfolios had to be completed within a week, with access limited by the operation of the facilities. We also provided a comprehensive financial appraisal of the repairing obligations which assisted our client in their negotiations.
