The team provides specialist advice to developers dealing with Section 106 Agreement (S.106) requirements from Local Authorities. We advise from the outset of the scheme design; our understanding of the affordable housing funding regime can assist with designing optimal units which can add real value to a scheme’s bottom line.

We have specialist knowledge of viability modelling techniques using the Three Dragons Model, Economic Appraisal Tool or Circle Developer. We can ascertain the likely level of affordable housing which will be acceptable, and work closely with our own planning teams and, if required, provide evidence at Planning Inquiries.

Once the affordable housing element of your scheme is decided, we can act in an agency capacity, negotiating with local Registered Social Landlords to obtain the best price in the market. Crucially we can also advise on the specification which is especially important where the transfer value is restricted by the S.106.
