Dilapidation and other issues arising at the end of a leasehold interest can represent an unforeseen major cost to either landlord or tenant, unless properly advised at the appropriate time. We have acted for many years for several national clients, both as landlords and tenant's surveyor and have developed a detailed understanding of their needs.
Whilst understanding and appreciating the needs of the client, our advice is given on an impartial and independent basis. Excessive or unrealistic claims generally fail when eventually subjected to legal scrutiny. In accordance with current procedures and protocol, we view each appointment as an instruction to act as an expert witness from the outset.
Our work involves understanding the terms of any lease and knowledge of previous cases so that only reasonable and appropriate repair work forms the basis of a settlement.
When advising tenants, we ensure all aspects of the claim have been considered fully by the landlord's surveyor and usually arrange a valuation of the property to ensure the client enjoys the protection available from statutory procedures.
We also regularly act for landlords who wish to monitor alterations to their property by tenants. We assess the changes to be made and check progress on site, as well as dealing with any queries during the preparation of the formal License to Alter by the parties' solicitor.
