There are many occasions when it is necessary to record in a simple format the condition of a property. Schedules of Condition are usually attached to leases in order to limit the tenant's repair and liability. Often however, they are used to record a property before work commences on an adjoining property where an agreement between adjoining owners is outside the scope of the Party Wall Act.
