Secured lending valuations

We are a dedicated and experienced team providing valuation advice for secured lending purposes, be it a new loan facility or the re-financing of an existing loan.

With a breadth of market knowledge covering all key asset classes across the UK, including retail, offices, industrial and residential, as well as some more niche sectors, our assessments offer invaluable guidance on whether a loan should be granted and in what structure and amount.

We carry out development appraisals for loan security purposes ranging from small period conversions to large, mixed-use or residential-led developments to strategic land. We value broadly between £500,000 to £500m in single lots and portfolios for both acquisition and re-financing purposes. This may include investment properties of a single or multi-let/use and development properties of a single or mixed-use nature, as well as owner-occupied properties.

Values are used in assessing the financial risk of a proposed property purchase or its current LTV ratio; essentially aimed at striking the right balance between your exposure to risk and the business opportunity created in granting a loan.

We provide advice that includes both rental and capital valuations in a variety of areas, but as a minimum include the market rent, market value and vacant value. Using Special Assumptions, we can formulate an appraisal that takes into consideration expected future conditions, thereby providing you with greater insight into probable outcomes. Potentially enabling you to structure the loan facility to the benefit of both parties.

Our detailed valuations are subject to vigorous in-house quality assurance, so you can be confident that all relevant due diligence has been undertaken. All our valuations are either Director or Associate Director led, all with at least 10 years’ experience, in addition to each member of the team being a RICS Registered Valuer.  

Transparency in our methodology is central to our service and we pride ourselves on our independence and integrity.

Our loan security valuation reports are prepared in accordance with RICS Valuation Professional Standards (the Red Book) and include the following information:

  • National and Local marketing commentary
  • Sector specific market commentary
  • Detailed analysis of comparable evidence
  • A SWOT analysis of the subject property
  • Statutory Enquiries including planning searches and rating/council tax assessments
  • Environmental matters such as EPCs, contamination, asbestos and deleterious materials
  • Methodical reasoning in relation to the valuation approach adopted
