GL Hearn obtain planning permission for 19 new houses in Glossop

GL Hearn has successfully secured a planning consent on behalf of Prospect (GB) Ltd, which will see the former Stagecoach Bus Depot, York Street, Glossop redeveloped for market and affordable family dwellings. The application was approved unanimously by Members at planning committee on 4th February 2013.

In addition to securing planning permission, GL Hearn initially identified the site and, acting on behalf of Prospect GB, subsequently negotiated terms for the contract to buy the site from the current landowner, Stagecoach.

The 0.56 hectare site off York Street in Glossop in High Peak will be redeveloped to provide 19 houses comprising a variety of two-storey detached, semi-detached and terraced two, three and four-bedroom properties. The scheme includes 5 affordable housing units to meet an identified local need.

The site had been subject to two previous applications (by a different applicant) that were refused on grounds of overdevelopment and the approved proposal was a result of negotiations held with Officers and Members at High Peak Council in order to overcome the previous refusal reasons and produce a high quality residential development.

The redundant employment site is in an ideal sustainable location in the east of Glossop, and as such is perfectly placed for new family homes which will contribute towards alleviating the Council’s housing land supply shortage in line with the objectives of the National Planning Policy Framework (NPPF).
