GL Hearn secures approval for new homes in Warton

GL Hearn’s Manchester Development team has secured planning permission for 83 residential dwellings at Riversleigh Farm, Warton for Prospect (GB) Ltd.

Located to the north of the Lytham Road in Warton, GL Hearn initially identified the site and, acting on behalf of North West house builder Prospect GB, and subsequently secured an option to buy from the current private landowner.

GL Hearn prepared and submitted the application and during its processing undertook discussions with ATLAS, the Government’s independent advisory service, which supports Local Authorities in dealing with complex large scale housing led projects. A number of minor amendments to the original scheme were made to assist pedestrian and cycle connections into the wider area and on that basis it was approved at committee stage.

Jeremy Pollitt, Land and Planning Director at Prospect (GB) Ltd stated: “We are pleased that GL Hearn managed to secure consent through proactive negotiations with the Local Authority and ATLAS, rather than having to pursue an appeal. Prospect is keen to start on site as soon as possible to deliver new houses in Warton but are also actively looking to secure additional residential opportunities throughout the North West.”

On the decision, Phillip Robinson, Planning Associate Director at GL Hearn, commented: “We are delighted to have identified this site and subsequently secure a residential planning permission, which will assist with the building of much-needed new homes on the Fylde Coast.”
