Banks House, Isleworth

Client: Thames Valley Housing
Discipline(s):

We were initially instructed by Thames Valley Housing in early-2010 to provide an options report in respect of a 1980's block as part of an asset management strategy.

The block was arranged as 'cluster units'. High voids and turnover levels coupled with high ongoing repair and maintenance costs meant that a viable solution needed to be found for this asset.

We considered various alternative uses for the building including refurbishment or a redevelopment of the site. We wrote bespoke discounted cashflows to model these options, considering different tenures and scenarios.

Our Planning team provided a planning appraisal to assist with the decision making process.

Planning permission for a conversion and extension of the existing building to provide 16 share ownership units was granted in February 2014.

Most recently we have been instructed by Thames Valley Housing to value the shared ownership units at the scheme for sale purposes. The development is currently on-site with practical completion expected in February 2016.
