Securement of two detailed planning permissions for wholly residential redevelopment of existing commercial premises comprising public house and car showroom for 177 or 149 residential apartments along with associated public open space.

GL Hearn was approached by the clients following the refusal of the 177-unit scheme by London Borough of Redbridge in September 2017 and handled the submission of Section 78 planning appeal against the refusal which led to a successful outcome in September 2018 with full planning permission being granted by the Planning Inspectorate. GL Hearn at the same time handled the submission of a revised planning application for a smaller development of 149 residential apartments which was approved by London Borough of Redbridge in August 2018.

Challenging development proposals with a number of complex issues to deal with including land use, tall buildings, architectural design, residential amenity and planning obligations along with associated Section 106 agreements, as well as other intricate issues such as managing relationships with landowners, local opposition and the Local Planning Authority.
