GL Hearn provided a full property consultancy service and undertook a property market review of three possible locations in the North West to help identify preferred locations for opening a new office for NuGen.

We were required to undertake a property market review of three possible locations in the North West to help identify preferred locations for opening a new office for NuGen. To provide a full property consultancy service on the necessary steps to take to acquire, design and fit out new offices to meet current and future requirements.

Opening a new office in Manchester with a plan for growth we had to work closely with the client and advise on the correct course of action based on our experience of similar challenges, The timeline to complete the project was very tight and the process had to be streamlined but still deliver best value.

To assist in establishing the best solution we inspected and reviewed the design, layout and working practices of other similar businesses. From this and engaging with our partners in work place consultancy we developed plans and options for NuGen to consider and accurately cost. This helped define the size , design and floor plate configuration that would best satisfy the needs of the business. Once the scope was agreed, a search of the market was undertaken identifying property that would meet the requirements in terms of quality, location and pricing.

The best market terms were negotiated, solicitors instructed and leases completed on time to meet the client’s target date for opening.

As part of the project, GL Hearn Building Consultancy undertook all due diligence reports on the acquisition, agreed the specification and project managed the contract for fitting out.
