The Party Wall etc. Act 1996 provides a framework for preventing and resolving disputes in relation to carrying out work to party walls (the dividing walls between properties, floors/ceilings of flats etc.), boundary walls and excavations near neighbouring buildings.

The act lays out the rights that each side of the adjoining structure has with regards to building work proposals. The general principle of the Party Wall Act is that if any work to the party wall is going to impact the neighbouring side, then the affected parties must be notified.
