GL Hearn is currently advising Southampton City Centre on the future of a Major Development Zone within the city centre, where there is potential to deliver in the region of 40,000m2 of retail floorspace and 2,000 new homes together with supporting office and leisure uses.

Southampton City Council is currently undertaken a series of evidence based reports to inform the review of its Local Plan, within the context of the residential and economic growth scenarios being formulated by the Partnership for Urban South Hampshire.

GL Hearn is undertaking a property market assessment of Southampton City Council to inform the masterplan for the Major Development Zone in the city centre, which is the area connecting the Station to the West Quay Shopping Centre.

The area includes a series of valuable retail parks, solus retail warehouses, hotels and drive-through restaurants, together with multi-storey car parks. The area is characterised by low density buildings, and there is potential to push building heights and densities to create a series of tall buildings with a range of uses to cater for a number of different markets.

GL Hearn is reviewing the property market in the city centre and providing advice on the retail market, which is fragile outside of the West Quay Shopping Centre, providing advice on the focus and gravity of the city centre and what role this new MDZ should have in terms of retail, in order to protect the traditional ‘high street’ area of the city centre.
